Roof & Wall Overclads
When a commercial or industrial roof or wall cladding system has reached the end of its useful life, full strip out and replacement is not always the most practical or cost effective route. Capel Cladding Ltd offer professional overcladding services across Kent and the South East, installing a new external skin over the existing structure to restore performance, improve thermal efficiency, and extend the working life of the building envelope significantly.
What Is Overcladding?
Overcladding (also known as oversheeting) is the process of installing a new layer of roofing or cladding directly over an existing, ageing system, without the need for a full strip out. A bar and bracket fixing system is secured to the existing purlins, insulation is laid between the old and new layers, and new roof or wall sheets are fixed, sealed, and finished with flashings to create a weathertight, thermally improved building envelope.
The result is a building that performs like a new build, at a fraction of the cost and disruption of full replacement. Overcladding can be carried out on both roofs and walls, and is suitable for use over a range of existing substrates including profiled steel, asbestos cement and fibre cement sheeting.
Key Benefits & Features
- Significantly more cost effective than full strip out and replacement
- Dramatically improved thermal performance, reducing energy costs and improving EPC ratings
- New weathertight skin protects against leaks, water ingress, and further deterioration
- Minimal disruption to building occupants and day to day operations
- Suitable for use over asbestos cement roofing, encapsulating the material safely and compliantly
- Compliance with current building regulations including Part L2B thermal performance
- New sheets available in a wide range of colours and profiles
- Long term manufacturer warranties available on new overcladding sheets
- Guttering and rainwater goods refurbishment carried out as standard where required
- Structural survey and Risk and Method Statement provided for every project
Applications
Overcladding is most commonly specified for commercial and industrial buildings where the existing roof or wall cladding is showing signs of deterioration (leaks, corrosion, loss of insulation performance, or visible degradation) but the underlying structure remains sound.
It is particularly well suited to warehouses, manufacturing units, agricultural buildings, distribution centres, and storage facilities built between the 1960s and 1990s, many of which will be carrying ageing profiled steel or asbestos cement roofing that is approaching or has passed the end of its design life.
Why Overcladding?
For many commercial and industrial property owners, the prospect of a full roof replacement is daunting in terms of both cost and disruption. Overcladding removes that barrier by delivering the same performance outcome at considerably lower cost and with far less impact on the building's day to day use.
